Lokhandwala Complex occupies a specific pocket of Andheri West that, until the late 1970s, was largely marshland on the edge of Oshiwara village. When Siraj Lokhandwala of Lokhandwala Constructions spotted the vast marshland in the area of Oshiwara and Versova in 1978, he decided to purchase it for a development — at a time when, every broker in town discouraged the purchase, simply because they felt no one would want to live so far from the centre of Mumbai. The complex became one of the first large-scale, planned residential townships in Mumbai's western suburbs; at a time when South Mumbai was still considered the centre of urban life, it offered spacious apartments, wide internal roads, and modern amenities that were rare in the suburbs.
Lokhandwala Complex is today a large, upmarket, and affluent residential and commercial neighbourhood in the Andheri West suburb of Mumbai. It sits between the Versova area to the west and the busy commercial corridor of Andheri to the east, at a convenient midpoint between the sea and the city's main arterial roads. Nearby localities include Versova, Four Bungalows, Seven Bungalows, DN Nagar, and Oshiwara.
The complex is broadly divided into two parts — the residential zone, which consists of high-rise apartment buildings and housing societies, and the Lokhandwala Market area, which is the commercial heart of the neighbourhood. The market runs along a stretch perpetually buzzing with activity, lined with shops, eateries, and service outlets catering to every conceivable need.
The area is home to well-established professionals, film personalities, and creative minds. That character is reinforced by the broader Andheri West fabric: the area houses several film studios and entertainment companies, including Yashraj Studios, Big FM, Balaji Telefilms, and Sahara TV. Several gardens within Lokhandwala reserve green patches in the neighbourhood and serve as venues for yoga clubs, laughter clubs, senior citizen activities, and sports meets for children.
Lokhandwala's connectivity operates on multiple layers. The Western Express Highway is accessible via New Link Road, the primary arterial that defines the western edge of the township. Andheri railway station, on the Western line of Mumbai Suburban Rail, is approximately 5 km away, offering fast and slow trains toward Churchgate. For airport access, Mumbai International Airport is roughly a 25-minute drive.
Metro access has expanded considerably. Versova Metro Station on Line 1 is within a 5-minute walk of parts of the township. The Yellow Line 2A station at Andheri West, which opened on 19 January 2023, extends metro reach northward toward Dahisar. The most consequential upcoming infrastructure for the neighbourhood is Metro Line 6 (the Pink Line): the 14.477 km elevated line will connect Lokhandwala Complex directly with Vikhroli, with 13 stations, approved by MMRDA after a plan to build the corridor was finalised in October 2016. The Pink Line is expected to open by December 2027, which would give Lokhandwala a direct east-west metro corridor crossing the island city for the first time.
The social infrastructure within and adjacent to Lokhandwala is dense for a suburban township. Shopping and entertainment destinations in proximity include Crystal Plaza, City Centre Mall, Cinemax Versova, and PVR ECX. Infinity Mall is roughly 7 minutes from Lokhandwala Circle.
On the healthcare side, Ameya Maternity and Nursing Home, Pushpa Maternity Home, and Sanghvi Hospital are located in proximity. Kokilaben Dhirubhai Ambani Hospital, one of Mumbai's most referenced tertiary care facilities, is also within the broader Andheri West corridor. Public transport options are varied: the locality is served by the 7 Bungalows Bus Depot, Oshiwara Bus Depot, Jogeshwari Railway Station, Ram Mandir Railway Station, D.N. Nagar Metro Station, and Versova Line 1 Metro Station.
Lokhandwala sits at the upper end of the Andheri West residential market. The approximate price for buying apartments in Lokhandwala Complex is around ₹43,700 per square foot, with year-on-year price appreciation for apartments in the complex averaging 10.2%. Rental demand is equally firm: the average monthly rental range across Lokhandwala runs from approximately ₹46,900 to ₹2,77,800, reflecting the wide spread from mid-size 2 BHK stock to larger premium floors.
Andheri West is one of Mumbai's strongest real estate markets, underpinned by its prime location, commercial hubs, the entertainment industry, and infrastructural upgrades. Within that context, Lokhandwala's established address, mature social infrastructure, and the incoming Metro Line 6 terminus position it as one of the more defensible sub-markets in the western suburbs.
Puravankara's connection to Andheri West is not new. Founded in 1975, Puravankara built residential projects at Versova, Yari Road, Malad, and Chembur near Mumbai until the late 1980s, before shifting its primary base to Bengaluru in 1986. The return to Mumbai has been deliberate: the company has acquired four marquee Mumbai projects with a combined gross development value of over ₹9,500 crore, with Lokhandwala being one of those four sites — alongside Pali Hill, Breach Candy, and Thane.
Purva Estrella is a residential redevelopment by Puravankara at Apna Ghar CHS in Lokhandwala, Andheri West. Spread across approximately 3 acres, the development rises in G+30 storey towers and is designed to deliver a balance of comfort and sophistication with premium specifications, efficient space planning, and modern architecture. The project offers 2, 3, and 4 BHK residences near Lokhandwala Circle, and carries MahaRERA registration number PM1180002502319. The project is a redevelopment — a format Puravankara formally entered in Mumbai in 2023 — and fits the broader pattern of ageing mid-rise societies in Andheri West being replaced by taller, amenity-rich towers.
Puravankara operates through distinct brands: Puravankara for premium residential, Provident Housing (launched 2008) for mid-income buyers, and the WorldHome Collection (introduced 2019) for ultra-luxury. The company has completed 93 projects totalling 56 million sq ft across major Indian cities including Bengaluru, Chennai, and Mumbai. The Lokhandwala entry marks a return to the very part of Mumbai where the company first built, five decades ago.
